Priory Court estate reaches new heights

New homes are one step closer, as Waltham Forest Council continues to lead the way in building for the future 

Priory Court’s skyline has a bold new look. On a crisp autumn morning, Waltham Forest Council and development partner The Hill Group celebrated a major milestone – the topping out of Block 3, the first of three new infill sites. A topping out ceremony is a tradition in the construction industry that marks the moment a building reaches its highest point, and usually when the roof is in place. It’s a sign that the structure is complete, and the project is moving closer to being finished.  

The event was full of energy and pride, council leaders donned hard hats and got a sneak peek at the future of Priory Court, and it’s looking bright! 

What’s being built?

Overall, the development will include a mixture of 83 new one-, two- and three-bedroom affordable homes, including eight accessible units. There are 21 homes allocated for social rent, with 10 reserved as family-sized apartments with three bedrooms, while 62 properties will be provided for local people as shared ownership. The estate will also benefit from enhanced street lighting, the installation of increased CCTV, and landscaped communal spaces to make the area feel safer and more welcoming. 

A development that goes beyond housing

This project is about more than bricks and mortar – it’s about creating a vibrant, inclusive neighbourhood. Already completed is the colourful new children’s play area, packed with slides, towers, trampolines, and even a zip line. As well as the game-changing Multi-Use Games Area (MUGA), a state-of-the-art sports court built to Sports England standards. Whether you love football, basketball, or cricket, this floodlit space is designed for fun, fitness, and community events. There’s even a spectator zone, toilet, storage area, and a repurposed outdoor gym right next door.  

Councillor Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, said: “It was fantastic to visit Priory Court and take part in this topping out ceremony with The Hill Group. This milestone is a celebration of progress, not just in construction, but also in our commitment to deliver high-quality affordable homes, creating employment opportunities, and building inclusive and active communities. Our vision for Priory Court goes beyond just housing; it’s about shaping a vibrant, welcoming and safe neighbourhood where families feel secure and connected. We’re building a place where people can thrive for generations to come.” 

Simon Trice, Managing Director at The Hill Group, added: “We’re proud to be working in partnership once again with Waltham Forest Council to deliver the regeneration of Priory Court. This milestone marks a significant step towards providing much-needed, high-quality, affordable homes that will make a real difference to residents. We look forward to completing the next stages of this development and creating a welcoming, sustainable community where people can truly feel at home.”

Looking ahead

With this milestone complete, the countdown is on to autumn 2026, when the development is scheduled to finish - transforming Priory Court into one of Walthamstow’s most vibrant and exciting neighbourhoods to live in.
