Celebrating our new game-changing MUGA in Walthamstow

Waltham Forest residents now have access to a brand new, state-of-the-art multi-use games area (MUGA) at Walthamstow’s Priory Court Estate, thanks to the latest phase of the development partnership between Waltham Forest Council and contractor, The Hill Group. 

The new and larger MUGA, built to Sports England standards, boasts a multi-sports surface perfect for basketball, football, cricket, netball and much more. Equipped with floodlights, a spectator zone with designated seating, toilets, and storage facilities, it offers a great experience for everyone to enjoy. This cutting-edge facility replaces the previous one on the estate, elevating the community's recreational options. 

Alongside the MUGA is the children's play area - which opened in December 2024 - featuring a range of fun, vibrant and colourful play equipment. The innovative 'play way' route seamlessly connects the new development with existing homes, complemented by landscaping improvements. Just in front of the MUGA, the repurposed outdoor gym, provides residents with even more opportunities to stay active and keep healthy. 

Overall, the development will include a mixture of 83 new one-, two- and three-bedroom affordable homes, including eight fully accessible units. There are 21 homes allocated for social rent, with 10 reserved as family-sized apartments with three bedrooms, while 62 properties will be provided for local people as shared ownership. The estate will also benefit from improvement works, including the installation of CCTV and enhanced street lighting.  

The Hill Group, an award-winning five-star housebuilder, was awarded the contract to build the new homes. They have had previous successes in the borough with Juniper House and Wood Street Families and Homes Hub, to date delivering over £1.6million in social value that has benefited local residents, as well as providing job opportunities for local people. 

Councillor Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, said: “We are dedicated to creating vibrant, sustainable communities where people can thrive. The new MUGA is proof of our commitment to enhancing community spaces and providing high-quality amenities for our residents. This scheme not only provides new homes but also brings significant benefits to the existing residents and the wider community, including job opportunities and improved safety measures. I look forward to seeing the positive impact this development will have on Walthamstow.”
