92 Leyton Green Road, Leytonstone

New homes, extension of Belmont Park Special School, and revamping of the Short Breaks Centre.

Background

As part of our commitment to providing new homes and regeneration, 92 Leyton Green Road is currently delivering new housing. Previously, it was the Leyton Green Short Break Centre site.

In 2017 Cabinet approved the Leyton Green Partnership Project, which includes:

  • Extending and re-modelling Belmont Park Special School to improve its offer of vocational subjects
  • Re-providing the Leyton Green Short Break Centre in new, purpose-built facilities. The new facilities provide three new respite care buildings, which include residential accommodation, respite care and therapy facilities.
  • Delivering new build housing on 92 Leyton Green Road to help pay for the new Short Break Centre

Development of the school is funded directly from our School’s Capital Programme.

What is planned?

Much of the cost of the Short Break Centre will be paid for from the sale of new homes built on the centre’s previous site at 92 Leyton Green Road. The Centre provides residential and day-care services to those within the borough but also extends its services to other boroughs where such services are limited or do not exist at all. The housing proposals for 92 Leyton Green Road include:

  • 19 one-bedroom homes
  • 16 two-bedroom homes
  • 12 three-bedroom homes
  • 10 per cent of the homes will be accessible with parking bays for blue badge holders

Who is undertaking the development?

The Council will be managing the development of the scheme and has appointed Jerram Falkus as its design and build Contractor.

Timeline:

  • January 2020: Planning application submitted.
  • March 2020: Short Break Centre and Belmont School works contract completes.
  • Tuesday 5 May 2020: The planning application was approved, subject to conditions, by the Planning Committee at a virtual meeting. See the report to planning committee from page 239 (PDF).
  • November 2020: Work started on site.
  • Spring /Summer 2022: Expected sales launch.
  • Autumn 2022: Expected completion.
