Background

In 1853 gas production started in Lea Bridge on land accessed from Clementina Road. Further gasholders were built in 1922 and 1962. In 2012 the gasholders were taken out of use and were demolished in 2019.

The former Lea Bridge Gasworks to the south of Clementina Road presents an opportunity for new high quality homes to be delivered on a brownfield site located close to public transport and cycle routes. The former Gasworks is largely vacant and is not publicly accessible. The site is next to a mixture of residential streets, industrial warehouses and playing fields, and is currently accessed directly from Clementina Road.

St William Homes LLP have been appointed to do the work.

What is planned for the site?

On this site St William is planning to provide:

  • 573 new homes, 35 per cent (158 homes) being affordable
  • Communal gardens and play space
  • Walking and cycling routes to the Marshes and Lea Valley Regional Park
  • Retaining mature trees on the edges of the site to provide a backdrop for the communal areas
  • New tree planting and landscaping to provide 150 new trees and two acres(11,109 square metres) of new public open space
  • Sustainable urban drainage systems (SUDS)
  • 50-place nursery for local children
  • Delivery and service vehicles for the new homes will access from a new entrance on to Orient Way.
  • At least 30 per cent of construction jobs on the site will be for local people
  • 56 apprenticeship positions will be available

What happens when?

  • Tuesday 3 March 2020: Waltham Forest Council hosts workshop on Lea Bridge area regeneration for residents
  • Thursday 7 May 2020: Planning application, reference number 201329, validated By Waltham Forest Council
  • Tuesday 19 May 2020: Waltham Forest Council issues information pack and statutory consultation on planning application begins
  • Thursday 18 June 2020: St William holds online Question and Answer sessions
  • Thursday 20 August 2020: Planning Committee preview of the scheme from 7.30pm. This meeting is open to the public.
  • Tuesday 1 December 2020: Planning Committee resolves to grant planning permission subject to conditions and legal agreements being reached. It will then be referred to the Mayor of London. 
  • 2021: Work starts on site with a high priority given to constructing the new link to Orient Way
  • 2023: Anticipated date when first new homes are occupied.

Update on vehicle access

St William remains committed to only using the Orient Way access for vehicles associated with the development, including during construction. However, for this to happen, limited survey work needs to take place which is currently happening. This work started on 31 August 2021 and will finish on 10 September 2021. The last vehicle movements to remove the survey equipment will be on the same day, and no further surveys are planned.

Following the surveys, the access road will be delivered as the first works on site, to remove all traffic from the Clementina Road access. Cadent is currently working on gas equipment, which is anticipated to be completed in late October 2021. The delivery of the Orient Way access remains the first thing St William will do when the development starts early next year.
