Alongside our development partner Countryside Partnerships - part of Vistry Group - we have celebrated the completion of the new 47 shared ownership homes delivered for the council in the final phase of the Marlowe Road estate regeneration scheme in Walthamstow.
The shared ownership block includes a mixture of 47 new one-, two- and three-bedroom affordable homes. Sales launched last month and so far, they are progressing well, with over 40 per cent of homes already under offer. Like all council developments, the apartments are prioritised for residents with a local connection, including people living and working in the borough.
These homes are part of the final phase of the regeneration of the estate, known as Feature17, which will deliver a total of 258 new homes, of which 43 per cent will be affordable (including 65 homes for social rent and 47 for shared ownership) and 146 for private sale. Designed by architects RMA and Stitch and located to the west of the completed areas of the existing development, construction of this phase is moving at pace.
It started in March 2023, and is progressing well despite challenges arising from current market conditions. The next key milestones will be the handover of five 4-bedroom homes for social rent, anticipated in June 2025, followed by the 42 social rent homes expected in autumn 2025.
Councillor Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, said: “It’s fantastic to see the progress on the Marlowe Road estate, the new shared ownership homes look great, and I wish the new residents every happiness in their new home.
“We’ve been working with Countryside Partnerships since 2016 to deliver the regeneration. Since then, we have built 331 new homes, including 145 affordable homes (98 for social rent and 47 for shared ownership) as well as 186 private homes.
A range of new facilities for local residents were also created, including the brand-new Wood Street Library, a Co-op and Post Office, a public plaza in Wood Street, a children’s playground and multi-use games area, and the Marlowe Road Energy Centre and District Heating Network.
“Our aim to “tackle the housing crisis head on” is one of the pillars of our Mission Waltham Forest strategy. This regeneration will help, as on completion, a total of 589 new homes will have been built, including 44 per cent affordable homes, prioritising local residents. Over the next 10 years, we plan to build over 3,000 new homes. This regeneration scheme is just one example of how we are delivering on this promise and is an example of the benefits for residents delivered by our developer partnerships."
