Under the Building Safety Act 2022, and as your social landlord, we are legally required to have a Mandatory Occurrence Reporting (MOR) system in place for higher-risk buildings. This system enables us to quickly report serious safety issues to the Building Safety Regulator (BSR) and take prompt action to ensure everyone's safety.

But safety is a shared responsibility, and you may notice a problem before we do. That’s why, as a resident or user of one of our higher-risk buildings, you can report safety concerns directly through our MOR system. 

If you spot something that could affect the safety of your building, such as fire risks, structural damage, or faulty safety equipment, please let us know immediately. Your report helps us act quickly and ensures your building stays safe for everyone.

Buildings this applies to

This applies to buildings that have:

  • Seven or more storeys, or are at least 18 metres high
  • Two or more residential units

Mandatory occurrence

A mandatory occurrence is a serious building safety issue or incident, that if not remedied, could cause:

  • Death or serious injury to multiple people
  • Major damage to the building

In the building, these incidents involve:

  • Structural failure
  • Fire or smoke spreading 

Examples include:

  • Fire spreading or something that could lead to it
  • Collapse of part or all of the building
  • Defective building work
  • Unexpected failure of construction materials
  • Discovery of structural defects
  • Failure of key fire safety systems (e.g. fire doors, smoke detectors, automatic vents)

What to do if you spot a problem

If you notice something serious in your building that could impact building safety, please report it to us immediately using the form below. 

This form is not for reporting emergencies

Important: If there’s an immediate danger (such as a fire), please call emergency services first on 999. 

This form is not for reporting routine repairs

For routine repairs that do not meet the criteria for a mandatory occurrence, please report them through our Resident Portal or call us on 0208 496 3000.

What happens after a report

Our Building Safety Team will:

  • Investigate the issue
  • Take action to fix it if needed
  • Decide if it meets the criteria for a Mandatory Occurrence
  • Submit a report to the Building Safety Regulator if required

Keeping you informed

We’ll always let the person who reported the issue know what happens next. If the issue affects the safety of the whole building, we'll update all residents.
