Background
As part of the Council’s ongoing commitment to deliver new homes and regeneration, 92 Leyton Green Road, the current Leyton Green Short Break Centre site, has been identified as a site for new housing.
On Tuesday 20 June 2017, the Cabinet took a decision to go ahead with a mixed use scheme to include:
- Extending Belmont Park Special School to improve its offer of vocational subjects
- Re-providing the Leyton Green Short Break Centre at 92 Leyton Green Road in purpose built new facilities, tailored, to meet the needs of young people with disabilities and learning difficulties on the former Summerfield Centre Site
- Deliver new build housing on 92 Leyton Green Road to help pay for the new Short Break Centre

Development of the school is funded directly from the School’s Capital Programme.
What is planned?
Much of the cost of the Short Break Centre will be paid for from the sale of new homes built on the centre’s current site at 92 Leyton Green Road. The Centre is set to provide residential and day-care services to those within the borough but also extend its services to other boroughs where such services are limited or do not exist at all.
The housing proposals for 92 Leyton Green Road include:
- 19 one-bedroom homes
- 16 two-bedroom homes
- 12 three-bedroom homes
- 10 per cent of the homes will be accessible with parking bays for blue badge holders
The proposals will be further developed and refined during the resident engagement and planning process.
Who is undertaking the development?
The Council will be managing the development of the scheme and has appointed Jerram Falkus as its design and build Contractor.
The Architects are Fraser Brown McKenna
The Planning Consultants are Maddox Associates
What happens when?
- January 2020: Planning application submitted and statutory consultation takes place
- Tuesday 5 May 2020: The planning applications was approved, subject to conditions, by the Planning Committee at a virtual meeting. See the report to planning committee from page 239
- Monday 16 November 2020: Work is due to start on site.
- June 2022: Expected completion
