Private rented sector

An important source of housing for residents in the borough

Waltham Forest Council recognises and values the role that private sector landlords play in meeting housing need in the borough. Currently, the Council has placed over 1,500 households in private sector homes. However, the job of a private landlord can be daunting, as it demands various skills ranging from legal obligations through to carrying out repairs.

London Landlord Accreditation Scheme:

The Council, on behalf of the private rented sector, is working in partnership with other London Boroughs on the London Landlord Accreditation Scheme (LLAS) so that good private landlords can be recognised and rewarded, and others helped to raise their standards in terms of property maintenance and management. LLAS formally recognises ‘good landlords’ who have the skills to run a successful rental business, and provide its tenants with good quality and safe accommodation. A number of landlords operating in Waltham Forest have already become accredited.

Why should landlords become accredited?

As well as being recognised as a good landlord, tenants are more likely to want to rent properties from landlords who can demonstrate good practice. Once accredited, landlords are recognised as ‘good landlords’ by other boroughs in which they may operate.

Eligibility for Landlord Accreditation Grant

Apart from gaining knowledge on how to become a good landlord and operate a successful business, there are other benefits.  Waltham Forest landlords who complete the training course, become accredited and those whose properties meet the fitness standard, can be considered for a Landlord Accreditation grant of £1,000 for works that would help to make a property ‘decent’.  Also, accredited landlords will receive regularly updated manuals to keep them informed on issues such as legislative changes.

What does accreditation involve?

An important element of the scheme is the one-day development training course, which will give landlords useful information about how to avoid the pitfalls and problems of operating a successful rental business and the tools to sort out any problems that may occur. Landlords will also gain knowledge of current legislation.
