What’s happening?
The Sutherland Road area lies just east of Blackhorse Lane about half a mile north of Blackhorse Road Station. The area offers a poor business environment, several vacant or underused industrial sites/premises and a number of difficult neighbour businesses and suffers from severe access and parking problems.
Vision
The emerging vision for Sutherland Road is for a new mixed use business and residential community, focused around a new public greenspace and green links.

Paper Mill Place development: Velum Court

Regeneration of the Sutherland Road area has started with the construction an exciting new housing development on the vacant site between Hillyfield, St Andrew’s Road and Sutherland Road. A total of 241 new homes have been constructed and occupied by East Thames in partnership with Telford Homes and London Quadrant.
The design of the scheme is strikingly modern and incorporates a resident-friendly ‘Home Zone’ at its heart. The Home Zone will be accessed from Stirling Road, providing a safe and peaceful environment for pedestrians and cyclists as well as cars and other traffic. The new development will be landscaped to provide both rest and play areas, using planting and lighting to create a calming community space, with most of the parking spaces located in a purpose-built, secured basement.
The final phase of the works on site will include additional housing with a new public garden square.

Webbs Development: Sutherland Gateway
Lee Valley estates has submitted a planning application for a mixed use development. The proposed scheme involves the provision of new homes, artisan workshops, retail for local convenience shopping and a health centre. For details refer to Planning Explorer using reference no. 2011/0984/OUT.
Future developments
The Council has used funding from central government to purchase a number of properties on Sutherland Road with the intention of bringing forward the redevelopment of the area when market conditions allow.
