  • £220 for residential properties
  • £250 for commercial properties

Please note that Land Charges are exempt from tax.

What are our fees for additional parcels of land?

£30 per parcel

How long do searches take to process?

It varies depending the volume of searches received at any particular time, but normally 7-10 working days.

Can you tell if a property is within the London Borough of Waltham Forest?

If we do not know the answer purely by experience and knowledge of the area, we check the London A-Z and confirm if it is ours, or if not, which London Borough you have to search with

What are our fees for Personal Searches?

Full personal searches:

  • £255 for residential property
  • £280 for a commercial property

A personal search of the Land Charges Register is only £11

Do you have to make an appointment for a Personal Search?

Yes:

Personal searches of the Land Charges Register have to be booked, and can be collected mornings only, between 10.30am-1pm

You will also have to book with the Planning Department if you want to check the Planning Register

Do we require a plan to be enclosed with the search?

No - if the property is residential and has a full postal address

Yes - a plan is required in duplicate if the search is:

  • On a commercial property
  • On a piece of land
  • A new development which has plot numbers, or
  • If any additional enquiry is raised relating to hatched or coloured areas on attached plan

Do we charge an expedition fee for Urgent searches?

No, but if a search is marked up as Urgent we do try to pull the Search out once it is completed and return it back to the solicitors as soon as possible.

What forms are required to carry out a search?

  • Form LLC1 (Requisition for search and official certificate of search in duplicate)
  • Form CON29R Enquiries of Local Authority (2007)
